Plasterboard is not one product. Standard, moisture-resistant, fire-performance, acoustic, impact-resistant and insulated boards are not interchangeable, and using the wrong one in a bathroom, a garage conversion, a party wall or a ceiling under a habitable room can cause real problems — some of them compliance problems rather than just practical ones.

The method matters as much as the board. Dot-and-dab onto masonry, a timber or metal frame, ceiling overboarding, a service void for cables and pipes, insulation behind the board, beads at every corner and reveal, joint treatment, then either a skim finish or taped-and-jointed. Each of those is a decision with a cost attached.

One thing worth flagging early: dry lining a solid, breathable wall in an older property can trap moisture behind the board. On a Victorian terrace or a stone cottage, the flattest solution is not always the right one.

Typical dry-lining projects

  • Extensions and new-build rooms needing a full board and skim
  • Garage and loft conversions
  • New stud walls to divide a room
  • Overboarding an existing ceiling or a difficult wall
  • Insulated board on a cold external wall
  • Boarding out after a structural alteration or steel installation
  • Making good where boards have been damaged or removed

What changes the price

  • Board specification — moisture-resistant, fire, acoustic and insulated boards cost more
  • Whether it is dot-and-dab onto masonry or a framed system
  • Number of corners, reveals, openings and beads
  • Insulation, service voids and anything hidden behind the board
  • Ceiling work versus wall work
  • Finish required: full skim or tape and joint
  • Access, floor levels and getting full-size boards into the room
  • Programme — whether other trades have to finish first

Plasterboarding and dry lining: common questions

What is the difference between dot-and-dab and a stud frame?

Dot-and-dab bonds boards directly to a masonry wall with adhesive, which is quick and loses very little room. A timber or metal frame stands the board off the wall, which lets you run services and insulation behind it and copes with a wall that is badly out of true. The frame costs more and takes more space.

Should the finish be skimmed or taped and jointed?

A skim gives a continuous plaster surface across the whole board, which is the usual domestic finish and hides board variation well. Tape and joint treats only the joints and fixings and is common on larger commercial jobs. Skim generally looks better in a home; tape and joint is faster and cheaper at scale.

Can I dry line to make my old cottage walls flat?

You can, but think carefully first. Solid walls in older buildings were designed to let moisture move through them, and putting an impermeable board and a void against one can trap moisture and cause problems that were not there before. It is worth getting advice specific to your building rather than defaulting to flat.

Do I need building control involved?

Sometimes — for example where fire performance, thermal upgrade, structural alteration or a change of use is involved. That sits with the wider project rather than the plastering, but it is worth establishing before work starts rather than after.
